Artisanal zone for sale is a part of the fabrication plan of the Municipality of Morciano di Leuca in zone D.
The area for sale is about 630sqare meters; the frontage on the public road is 18 and a half meters while the depth is 34 and a half.
The public road is served by urban water, sewer, methane gas systems and fiber optics.
In zone D areas – buildings, storage facilities, warehouses, auto repair shops, workshops, crafting stone laboratories etc., with usual noisy activities and noxious fumes as well as small industries are allowed.
Housing for custodial staff directly related to above mentioned activities is also allowed, provided that the area covered by them does not exceed one-fourth of the total area occupied by the building/ buildings used for mentioned activities . Medium and large-scale industrial activities are not allowed, which, by means of exemptions, may find suitable settlement in the land designated for agricultural uses.
Spaces for outdoor work and service areas should be demarcated and properly arranged; other open areas should be landscaped.
Projects also shall comply with the technical standards prescribed in Article 60 of the Building Regulations.
The land buildability index may not exceed 3.00 MC per sq. m. Therefore, the cubic meters that can be built may be 1,890.
The maximum height may not exceed 8 meters; exceptionally- up to maximum of 12 meters may be permitted when the particular activity requires it according to the building destination .
The distance between buildings can be no less than the maximum height allowed for the zone, and the distance from property boundaries can be no less than half the distance from buildings.
The distance from the street line can be not less than 8 meters along the roads inside the zone, while the depth building requirement of 20.00 meters to protect the external road on the zone upper east side must be respected.
Nonetheless, for works of public interest the ratios between building height and public and private space in front, and generally between height and distance between buildings must be respected.
