In the town of Barbarano del Capo, in Via E. D’Amore- corner of Via Carducci, Salento Agency is offering to buy a plot of building land of about 1471 square meters for residential use.
Transformations, expansions and new construction as well as sanitation and restoration works are allowed in B zones.
However, demolition, removal and transformation of architectural elements (portals, cornices, corbels, etc.) scattered in the area is prohibited.
The following building standards remain fixed for construction:
Additions, completions, transformations and new construction- shall not exceed 5.00 MC/MQ.
Individual building constructions (demolitions and reconstructions) and 1st floor elevations on existing ground floor are allowed densities higher than 5.00 MC/SQM, provided that they do not exceed 70% of the pre-existing land density referred to the entire mesh (or block) of the building plan in which the building is located. Surely, in the case of building replacement, it is necessary that the determined value is not higher than the pre-existing land density of the building to be demolished.
Coverage index:
For extensions, additions, new construction and building replacements- the maximum coverage index shall not exceed 65%.
The maximum height of new buildings -thus including building replacements and additions- may not exceed the height of existing and surrounding buildings.
Nonetheless, it must be contained in the ratio of %/4 of the structural width and the spaces in between.
The number of floors must be compatible with the maximum building height and the net room heights established in Articles 34-36-37-38 of the Building Regulations.
Detachment from buildings and boundaries
Where buildings are not built adjoining, the distance between them shall be not less than 2/5 of the maximum height of the building based on the width of the street from which there is an access, with an absolute minimum of 3.00 meters.
The distance from side property boundaries will, of course, be half of those resulting between buildings, with an absolute minimum of 1.50 meters.
Clearance from the interior property line shall be no less than half of the maximum building height with an absolute minimum of 4.50 meters.
For public works, the specific technical regulations on heights and distances from boundaries and other buildings will apply.
Nonetheless, for works of public interest the ratios between building height and public and private space in front, and between heights generally and also the distance between buildings must be respected.
